Seller conversion terms describe different stages and outcomes

Seller conversion terms describe related but different parts of the relationship between a homeowner and an agent. These are the working definitions used throughout this reference. Teams may use different labels, so compare meanings before comparing reports.

Seller lead

A known homeowner inquiry or prospect record relevant to a possible sale. A record can exist before intent or contact permission has been fully understood.

Seller conversion

Movement to a defined outcome in the seller relationship. Specify whether the outcome is a conversation, an appointment or a signed listing.

Seller follow-up

Contact that continues from an earlier inquiry or exchange. It should have a reason the homeowner can recognize.

Seller nurturing

Ongoing support for a future or developing seller decision. Follow-up is the contact activity, while nurture describes its longer-term purpose.

Seller intent

What the homeowner says or demonstrates about a possible selling decision. Intent can remain uncertain even when engagement is high.

Seller motivation

The reason a homeowner is considering a move. It helps explain what the seller wants to accomplish.

Seller timeline

The current expected timing and dependencies of a selling decision. Record when the owner last confirmed it.

Qualified seller lead

A record with enough understood intent, circumstances and next-step context to justify active work. The team's qualification rule should be explicit.

Seller conversation

A two-way exchange that establishes or develops a property-related question. An email open or voicemail does not meet this definition.

Seller opportunity

A plausible selling situation that merits further work. The term is broader than an appointment and does not establish a commitment.

Listing opportunity

An active possibility of earning a seller's listing instruction. Some teams use it interchangeably with seller opportunity, but this reference uses it closer to the representation decision.

Listing appointment

An agreed consultation about a potential sale or listing service. Track a booked meeting separately from a held meeting.

Response time

Elapsed time between an inquiry and a specified kind of response. Identify whether the response is automatic acknowledgment or useful agent contact.

Contact rate

The share of eligible records reached under a stated definition. Define reached before measuring it, because message delivery and two-way contact differ.

Appointment rate

The share of a defined starting group that books an appointment. State whether the denominator is all leads, conversations or qualified opportunities.

Appointment-held rate

Held appointments divided by eligible scheduled appointments, with an explicit treatment of reschedules and cancellations.

Listing conversion rate

Signed listings divided by a stated starting population. The rate guide distinguishes lead-to-listing from appointment-to-listing.

Old lead

A record from an earlier period. Age alone says nothing definite about current interest.

Stale lead

A record whose information or next action has not been kept current. A recent record can already be stale if its assumptions are wrong.

Unresponsive lead

A person who has not answered the current attempt. This is an observed contact state, not a conclusion about motivation.
