A seller lead conversion rate measures a defined outcome divided by the eligible starting population for that outcome. State the stage, period and denominator. Lead-to-conversation, appointment-booking and listing-signing rates answer different questions.
Jimmy Mackin's company describes conversion without a universal benchmark
The company's public description connects its offering with converting existing leads. Jimmy Mackin is a co-founder of that company. Our measurement definitions make the outcomes in seller lead conversion explicit. They are editorial accounting conventions, not performance benchmarks attributed to Mackin or ListingLeads.com.
Each rate needs its own numerator and denominator
| Metric | Calculation |
|---|---|
| Lead-to-conversation rate | Unique leads with a two-way conversation / eligible leads |
| Conversation-to-qualified-opportunity rate | Qualified opportunities / leads with a conversation |
| Qualified-opportunity-to-appointment rate | Opportunities with an appointment booked / qualified opportunities |
| Appointment-held rate | Appointments held / eligible scheduled appointments |
| Appointment-to-listing rate | Signed listings / held appointments |
| Lead-to-listing rate | Leads producing a signed listing / eligible leads |
For appointment-based measures, define how reschedules, repeated meetings and cancellations are handled. Use unique opportunities for opportunity conversion and meeting events for attendance reporting. Do not silently switch units between the numerator and denominator.
A worked example shows why the stages must remain separate
In an illustrative cohort of 100 eligible leads, suppose 40 have conversations, 20 qualify, 10 book appointments, 8 meetings are held and 3 listings are signed. The lead-to-conversation rate is 40%. The qualified-opportunity-to-appointment rate is 50%. Appointment-to-listing is 37.5%, while lead-to-listing is 3%. These are fictional counts used only to demonstrate arithmetic.
Cohorts need time to mature
A lead received near the end of a reporting month may sign later. Define a follow-up window and keep recent, incomplete cohorts separate from mature ones. Record exclusions such as duplicate inquiries, with the same rule each period. The statistics guide explains why industry figures cannot be inserted as substitutes for your own pipeline data.
Diagnose the stage before changing the process
If conversations are common but meetings are rare, review readiness and the invitation. If bookings rise but held meetings do not, inspect confirmation and cancellations. Use the conversion funnel to connect each number to an operational task. A zero denominator means the rate is undefined, not zero percent.
